How much is property tax in this state on a home this size?
In Texas, a home worth $400,000 at the state's median-based effective rate of 1.49% has an estimated annual property tax of $5,960 (roughly $497/month). Texas ranks #8 of 51 by effective rate. The state median annual property tax is $4,232 on a median home value of $283,800.
- Annual tax = home value × state effective rate
- Effective rate = median taxes paid ÷ median home value (Census B25103 ÷ B25077)
- Actual bill is set by county / city / school district
- If you itemize, property tax counts toward the SALT cap
Texas Proposition 13 (approved Nov 2025) raised the school-district homestead exemption from $100,000 to $140,000, applying retroactively to tax years beginning Jan 1, 2025. It reduces only the school-district levy (Tax Code §11.13(b)); cities, counties and other units may grant their own optional exemption of up to 20%. Homeowners 65+/disabled receive an additional school-tax exemption on top (also increased in 2025). Separately, homesteads have a 10% annual cap on appraised-value increases.
The state-average rate already reflects the homestead exemptions typical owners get, so the estimate is not reduced again. Enter your school district's rate to see what the exemption saves on the school levy.
